Things to consider when pricing your home:

  1. This is the most important part of listing your home.
  2. When priced right your first offer is most likely the best offer.
  3. The value of your property is determined by what a Buyer is willing to pay and a Seller is willing to accept.
  4. Buyers will determine what they are willing to pay by comparing your property to others that have SOLD in your area.
  5. Your Market Analysis that your agent will do for you will tell you the best listing price based on comparable home sales.
  6. The longer your home stays on the market the worse offers you will get.
  7. If you price your property right, many of the Buyers that have been looking in your price range will be interested immediately. Some Buyers have been looking for weeks or even months and, in this market, may have missed out on a property in the past.
  8. In today’s market, most home buyers find their homes on the internet or through their Real Estate Agent so marketing in these arenas is important. Your agent should have a marketing strategy to accommodate this.
